Making Order of the Process
Because real estate development involves several disciplines there are many opportunities for the development process to break down. The following illustrates a typical broker client relationship. In this situation the broker is one of several team members and the client is left to coordinate the input of the various professionals.
Developing new stores is not a simple linear process. A retailer cannot expect to pass a new store project from a market analyst to a broker to an attorney and so forth until they have a completed project. The flow of information and action steps in the store development process are as important and should be as efficient as the just-in-time delivery systems used by large retailers like Wal-Mart. People on the development team need to know what is needed and when it is needed. For example, you dont want the architect to produce plans when contract negotiations are in process, but you may need the architect to answer design issue that will impact the cost of the project. RSDS has the management capability and expertise to provide just-in-time delivery of information that brings projects in on time and within budget.
